Eclipse facilitated the development for three of Southpark Corporation's sites within the Waterloo Business Park concurrently. These were purpose-built, on long-term leases for Sime Darby Motors NZ and Terra Cat NZ including: a 19,200m² workshop site for Volvo Truck Stops and a 10,300m² distribution centre for TWL side by side, and a 24,270m² industrial complex for Terra Cat across the road.
The Volvo Truck Stops site holds a 4,000m² building that incorporates a large truck showroom, offices and staff rooms, a large warehouse with complex truck servicing pits, and a truck wash. Next door, the build for TWL was a 5,200m² parts distribution warehouse, retail centre, and showroom, with office areas at either end. On the larger site across the road, Terra Cat operates a corner site filled with 6,600m² of building area split into three distinct functions. The distribution centre, training rooms, and workshop fill a 3,600m² warehouse, with the showroom occupying a large building off to the side of this with feature floor to ceiling sloped glazing. A laboratory and hazardous goods store occupy the other corner of the site. All three sites were designed specifically for the requirements of each tenant, however common material palettes and design language carry through the architecture, tying the sites into a cohesive development that still retains individual characteristics.
